Pay: $50-$55/hr.

Cordia Resources has partnered with Non-Profit (Real Estate) organization seeking a strategic, detail-driven Senior Accountant/Accounting Manager to oversee the financial, physical, and operational performance of a diverse portfolio of affordable housing properties. This role is perfect for someone who thrives on balancing analytical problem-solving with hands-on property oversight and who’s passionate about preserving long-term housing affordability for communities.

You’ll be at the center of financial oversight, long-term portfolio planning, and large-scale capital projects—ensuring each property in your portfolio remains financially sound, physically well-maintained, and fully compliant with housing program requirements.

Key Responsibilities
  • Lead ongoing financial monitoring, cash flow projections, reserve tracking, and watchlist oversight for assigned properties.
  • Ensure compliance with all debt, equity, and Section 42 LIHTC requirements.
  • Collaborate with property managers and leadership on annual operating budgets and rent policy decisions.
  • Review reserve reimbursement requests and evaluate large project bids for approval.
  • Prepare asset management and portfolio reports for leadership and stakeholders.
  • Oversee long-term financial and physical health of the portfolio, including lender and insurer reporting.
  • Track repair trends, schedule capital needs assessments, and maintain capital planning tools.
  • Guide development hand-offs, monitor construction, assist in lease-up, and manage financial close-outs.
  • Partner with development teams on refinancing, rehab projects, and acquisitions.


Qualifications
  • Bachelor’s degree in a related field and at least 5 years of direct experience in property and asset management.
  • Strong financial acumen with the ability to read and interpret budgets, statements, and reports.
  • Knowledge of affordable housing programs, including LIHTC, HUD Section 8, and Tenant Choice Voucher programs.
  • Advanced Excel skills (pivot tables, complex formulas, charts) for analysis and forecasting.
  • Exceptional organizational skills with the ability to manage multiple priorities and meet deadlines.
